WASHINGTON, DC-Miller & Chevalier has scooped up the majority of the space available in one of the few trophy buildings in DC's pipeline: JBG Cos. and ICG Properties' soon-to-be constructed 900 16th St., NW. The law firm is taking 84,000 square feet, occupying about 70% of the building. CBRE's Pat Marr, Sally Wilson and Jennifer Ralph represented the law firm in the transaction.
The building was the perfect fit for Miller & Chevalier, which will be moving from its approximate 118,00 square feet at Boston Properties' Metropolitan Square office building, located at 655 15th St., NW. The new space will be more efficient for the firm while still providing fantastic views of the neighborhood, Marr says. "Also being an anchor tenant they will have better control in the building's growth and traction." Because it is a pre-lease there was no asking rate, Marr says.
The new 135,000-square foot building, designed by famed architect Robert A.M. Stern, is part of the redevelopment of the Third Church of Christ, Scientist.
The Third Church of Christ, Scientist will own and occupy approximately 15,000 square feet under a fee simple interest. The office and retail portions will total about 120,000 square feet. The building is designed to receive LEED Core and Shell certification. The law firm will move in in December 2015.
