ORLANDO—In one of the first retail developments along East Colonial Drive since the Great Recession, Boca Raton, FL-based Halvorsen Holdings has delivered Town Park Shopping Center. The Publix-anchored shopping center spans 64,000 square feet at the intersection of Woodbury Road and Colonial Drive.

Town Park Shopping Center is home to a 45,600-square foot Publix along with 18,400 square feet of small shop retail space and four outparcels. The current tenant line-up includes: Anytime Fitness, a 4,900-square foot facility set to open by year-end, Hair Cuttery; TJ's Seafood; and a notable pizza chain.  

“We purchased the land in 2012 with Publix in mind,” says Tim Berg, president of Halvorsen. “The shift in traffic patterns and the continued residential growth—albeit at a slower pace—made this the ideal location for Publix. We broke ground within weeks of us acquiring the site.”

Publix relocated from its 20-year location at Alafaya Commons, approximately a quarter mile from Town Park. The grocer is scheduled to open in November. The shopping center's trade area has a population of more than 87,000 that includes students, professionals, and residents with an average household income exceeding $51,000.

Colonial Drive and Woodbury Road combine to bring more than 46,000 cars a day to this intersection. And a multifamily developer is under contract to acquire more than 12 acres adjacent to the shopping center with plans for approximately 250 apartments.  

Three of the four outparcels are leased to Wawa, a rapidly expanding, high-end fuel station with a coffee and sandwich shop, McDonald's, and Cheddars, a neighborhood restaurant offering handmade food. Only one outparcel and about 8,000 square feet of retail space are still available.
