IRVINE, CA-Property-management company FirstService Residential has signed an office-space lease with the Irvine Co. to completely occupy the entire building at 15241 Laguna Canyon Rd. here. The building will serve as a headquarters for all of FirstService's companies located in Orange County, which includes 225 staff members out of a total of more than 650 employees statewide.
The move expands the tenant's space to 45,000 square feet, occupying the entire building for its four divisions of real estate management business: residential property management, commercial-association management, builder and developer consulting services, and escrow services. Office construction is planned for completion in June 2014.
The office is located in the Discovery Business Center, which offers easy access to the I-5, I-405 and 133 freeways as well as the 241 toll road. Amenities include a state-of-the-art fitness center, barbecue stations, café-style seating and outdoor lounge areas with complimentary WiFi. The location also offers ample on-site surface parking and adjacent retail amenities, and the interior office space provides energy-efficient open-space design, natural light, multiple conference rooms and a 2,000-square-foot meeting space.

The commercial association-management business known as Mar West Real Estate will jointly move to the new location. As GlobeSt.com reported in January, Mar West was acquired by Aliso Viejo-based Merit Property Management, an operating unit of FirstService Residential. The acquisition of the locally based commercial-property association-management services provider added a total of 160 commercial property associations totaling more than 50 million square feet of office, industrial and medical properties to Merit's client roster and expanded the company's offerings in the Western US. It also combines residential and commercial association management under one umbrella.
In addition, the company formerly known as Merit Association Services will also relocate to the Irvine building. The firm provides association-forward planning and budgeting services to homebuilders and land developers throughout the US, including Rancho Mission Viejo, which is being developed in South Orange County.
