AUSTIN-Oden Hughes LLC recently broke ground on a 240-unit class A community in the southwest Austin area.
Located at the southeast corner of Old Bee Cave Road and Highway 71, the Landmark Conservancy will open in early 2015. The project's cost was not disclosed.
Demand for the apartments is expected to be high as stringent development rules in the area has traditionally made multi family development difficult.
Although most of the site falls outside of Austin's city limits and jurisdiction, Oden Hughes voluntarily will comply with many of the city's stringent water quality and environmental protection ordinances.
“We have the rare opportunity to build a premiere community in one of the most beautiful and desirable parts of the Austin area,” said co-founder Steve Oden. “We went above and beyond what's required for water quality protection and environmental preservation because we believe the Hill Country is worth protecting and preserving.”
More than 16 acres of the 22-acre site will be preserved as open space. Oden Hughes will make a major investment in a water retention system that will treat water from the site and five adjacent properties.
“This new community will help address the strong demand that exists for upscale multi-family living alternatives in southwest Austin,” said HFF senior managing director Sean Sorrell. “Environmental constraints in the area make it difficult for multi family development. This community will offer easy access to some of the area's largest employers and will be served by some of the area's top public schools.”
The one, two and three-bedroom units will range in size from 526 to 1,350 square feet and rent for between $800 and $1,900 a month. Amenities will include expansive Hill Country views, parks and walking trails, a resort-style pool and outdoor grilling and gaming areas.
This will be the ninth project for Oden Hughes, which was formed by two industry veterans, Oden and Craig Hughes, in 2010.
Oden Hughes will be the general contractor. Kelly Grossman is the architect.
