WHITE PLAINS, NY-Beacon Capital Partners affiliate 44 South Broadway Property LLC has secured three new leases totaling 123,570 square feet for Westchester One, a 21-story office tower in downtown White Plains. The deal activity at the property, for which Cushman & Wakefield is leasing agent, represents 45% of the total of class A transactions completed in the White Plains CBD this year.

The three tenants—Jackson Lewis LLP, the New York State Department of Taxation and Finance and the New York State Department of Law—have signed long-term lease transactions and are the newest additions to the office building. Terms of the deals were not disclosed.

Largest of the three deals was for Jackson Lewis, which took the entire 14th floor of 44,713 square feet. John R. McCarthy of McCarthy Associates represented the tenant. 

The state Department of Taxation and Finance leased 40,331 square feet on part of the sixth floor, represented by C&W's Michael Burgio and Gerry Lees. The New York State Department of Lawleased 38,526 square feet on part of the fifth floor and part of the Lower Level 2, with Burgio and Lees also negotiating on the tenant's behalf.

The largest class A office asset in Westchester County at 906,000 square feet, Westchester One is represented by a C&W team led by Josh Kuriloff and Ashlea Aaron from the firm's New York City world headquarters; Stephen Baker from the Stamford, CT office; and Matthew Lisk and Michael McCarthy from C&W's Westchester office.

“We've had tremendous success in attracting tenants to Westchester One and that's a direct result of Beacon's commitment to providing a first-class environment with the highest level of building operations and management in the area,” says Kuriloff, an executive vice chairman with C&W. “We've completed more transactions in Westchester One than any other asset in downtown White Plains.”
