DALLAS-Investor-developer Champion Partners recently picked up Two Hillcrest Green, a 10-story office tower along construction riddled LBJ Freeway. Built in 1981, the high-rise has just under 170,000 square feet of space.
According to a report in the Dallas Morning News, the glass-clad building is about 75% leased, but Champion is betting that it can do better, especially after area construction is completed.
“We probably would not have been interested three years ago. There were better options in our opinion,” Champion Partners founder Jeff Swope told the paper. “The good news is that LBJ Freeway from Preston Road east to North Central Expressway will be totally open in one month.”
Champion plans to make upgrades to the building, which is south side of the freeway.
Terms of the sale were not disclosed, but the building is valued for taxes at $8.5 million, the paper said.
