MIAMI—Land is trading across South Florida this year. Although Miami—and in particular Downtown Miami and Brickell—have seen much of the action, Broward County is also getting some attention.

The Boca Raton office of Atlanta-headquartered ARA recently arranged the land sale of an 18.22-acre site in Davie, FL. The site been approved for development of a 224-unit multifamily community.

ARA's South Florida Land Division coordinated the sale to The Richman Group of Florida, Inc., based in West Palm Beach, FL. ARA's Land Division vice president Troy Ballard was supported by ARA principals Avery Klann and Marc deBaptiste in the deal.

“Davie is emerging as a key central Broward submarket with several new, well-amenitized garden communities at attractive rents,” says Ballard. “This new dynamic is changing the makeup of this area.”

The site is located at the northwest corner of Sterling Road and Southwest 70th Avenue in Davie. That's one half mile east of University Drive, a major north-south connector in Broward County, less than five miles from Interstate 595, one of the area's major highways, and within minutes of Fort Lauderdale International Airport, Interstate 95, Interstate 75, the Sawgrass Expressway, and Florida's Turnpike.

ARA said the property offers a significant competitive advantage because it's located less than five miles from both Nova Southeastern University and Broward College's Central Campus, which together enroll a total of more than 47,600 students and employ nearly 6,700 people. With an enrollment of more than 29,000 students, Nova is the seventh largest independent institution in the nation and the largest in the southeastern United States.

Nearby attractions include Seminole Hard Rock and Casino (two miles east), the 2.3-million square foot Sawgrass Mills Mall (15 minutes northwest), Fort Lauderdale beaches (10 miles east), BB&T Center (20 minutes northwest), and major employment centers of downtown Fort Lauderdale, Plantation, and Sunrise.
