SEATTLE-Jones Lang LaSalle has been selected to represent 400 Fairview, a 337,000 square foot state of the art, 14-story office building currently under construction in South Lake Union. Trevor Clark and Allison Fadden will lead leasing activities for the JLL team.
Skanska Commercial Development USA broke ground on the project in October. The property is in the heart of the South Lake Union neighborhood, close to popular amenities and offers immediate access to well over one hundred sandwich shops, delis, coffee houses, restaurants and bars within a three-block radius.
When completed in the third quarter of 2015, building will feature 320,000 square-feet of class A, creative environment office space and 17,000 square-feet of retail space on the ground floor. The first four floors of the office portion have been pre-leased as Seattle headquarters for global retailer Tommy Bahama. More than 197,800 square-feet is currently available.
The building will feature a roof deck with an outdoor beer garden, five floors of parking, bike lockers, showers, saunas and a ground floor European-style market hall featuring small-scale, street-side retail spaces.
Floor plates for the office floors average 26,000 square-feet and the expansive glass lines of the building offer 30 percent more daylight than traditional office windows as well as unparalleled water, mountain and city views. The building was designed by SkB Architects and Kendall/Heaton Associates.
Skanska is targeting LEED Gold certification for the building which will feature a European hydronic heating and cooling system, state of the art stormwater management and high efficiency lighting.
