OAKLAND, NJ—In its second transaction for tenant American Musical Supply along the same stretch of road here, Cushman & Wakefield has negotiated a 46,000-square-foot industrial lease at 12 Thornton Rd. for the national music equipment distributor. In 2011, the C&W team arranged a deal for 9,000 square feet on behalf of American Musical Supply at 23 Thornton Rd.

The distributor maintains its headquarters at 8 Thornton Rd., within the same industrial park in this Bergen County community. “Oakland Industrial Park houses our client's entire East Coast distribution operation, which has grown rapidly over the past few years,” says Curtis Foster, who with his C&W colleagues Ben Hochron and Jerry Shifrin represented the tenant. “The newest facility is serving as swing space, and the transaction closed just in time to accommodate the surge in activity the company experiences during the holiday season.”

Foster adds that the leeway of expanding within the immediate neighborhood provided a significant benefit to American Musical Supply. “Oakland is a largely residential town with a limited supply of industrial space,” he says. “The opportunity to keep the entire operation here is a real win in terms of convenience and operational efficiency.” 

Raymour & Flanagan Furniture owns 12 Thornton. The furniture retailer was represented by a Jones Lang LaSalle team of Rob Kossar, Blake Chroman and Chris Hile in the lease to American Musical Supply.
