PARSIPPANY, NJ-HFF has been retained to exclusively market the office building here that serves as Wyndham Worldwide's corporate headquarters, and is net-leased to the company for the next 15 years.
The five-year-old building at 22 Sylvan Way in the Mack-Cali Business Campus has a total of 249,400 square feet. Mack-Cali has been aggressively selling off non-core office holdings as it continues to move very aggressively in the multifamily sector.
The Wyndham office is set on a 23-acre campus near the intersection of Interstate 287 and Route 10. Wyndham also occupies the adjacent 14 Sylvan Way, which was completed last year and is not a part of the sale offering.
The three story headquarters building has a granite and glass exterior, two-story atrium lobby, full-service cafeteria, fitness center with Yoga/Pilates room, a Starbucks coffee station, training center, and a resort-style courtyard.
The common areas are designed to match that of a 5-star Wyndham resort. The building is the only in the state to have LEED® designations in both Commercial Interiors (2010) and Existing Building - Operations and Maintenance (2013).
The property is offered free and clear of existing debt. The HFF debt team has fully underwritten the deal and is available for consultation, according to the brokerage.
