TYSONS CORNER, VA-Washington Real Estate Investment Trust has begun renovations at 7900 Westpark Dr., a project that it has estimated will run between $30 million to $35 million.

The renovations of a three-building, 550,000-square-foot Class A complex will include reskinning the exterior with high-performance, two-story, unitized glass panels that are expected to deliver annual energy savings of more than $100,000.

Also part of the renovations will be the rehab of the atrium, whose ground floor is being reconfigured for more retail and space to hold informal gathering.

Many renovations, especially in high-growth, high-competitive submarkets, are done with an eye to staying competitive.

The REIT notes that Tysons is one of the few submarkets that saw growth at the end of 2013. That, coupled with the impending arrival of the Metro's Silver Line and the property's prime location and high visibility, makes it "an opportune time to start renovations," said Thomas L. Regnell, SVP and managing director of WRIT's Office Division, in a prepared statement.

"The renovations and new design will further enhance the striking presence of this building in Tysons," he says.
