FORT LAUDERDALE, FL—When CVS/Caremark moved out of Miramar Center Business Park it left a gaping hole in the occupancy. But another healthcare-related company has picked up the 91,872-square-foot lease.
Univita Health, a new-to-market tenant, plans to run its call center out of office space in Miramar, FL. That's good news for landlord Dell Corporation, which is president Jack Faintuch says is “actively looking for new opportunities” as it expands is South Florida presence.
CBRE first vice president Tom O'Loughlin and executive vice president Kevin Clifton represented the landlord. CBRE's Harry Tangalakis and Larry Genet assisted. Sky Groden, principal of industrial services at Cresa South Florida, represented the tenant.
“We were able to locate a full-building user with minimal downtime for Dell Corporation; they were without a tenant for only 30 days,” says O'Loughlin. “This helped ownership avoid the cost associated with demising the space.”
Miramar Center is located just off Interstate 75 at 15800 Southwest 25th Street in Miramar. Univita's long-term lease takes up the building. The company will occupy the space in May, consolidating multiple locations across South Florida into one central location.
“The building's existing infrastructure, strong ownership and great location were all seen as positive factors helping to influence the tenant's decision to relocate to Dell's building,” says Clifton. The property features an open call center layout with 364 workstations that can be expanded to 520 workstations, a partially raised floor, two-dock high doors and one drive-in door. There's also a full cafeteria, data center, full back-up generator, and a 7-per-1,000 square feet parking ratio.
