MIAMI—JLL is now the exclusive leasing agent for the largest office space available in East Tampa. Apple Glenn Investors appointed JLL to lead the leasing charge on its 135,000-square-foot office property at 8800 Hidden River Parkway within Hidden River Corporate Park in Tampa, Florida.
JLL vice president Sharon Bragg is leading leasing efforts at the property. Major tenants including Verizon, D. R. Horton, Arcadis, United Healthcare, Bausch & Lomb, Alltel Communications, and Disney Reservations.
“8800 Hidden River Parkway offers a fantastic leasing opportunity within one of the most beautiful office parks in Tampa,” says Bragg. “There are few single tenant class A office properties available in the Tampa Bay market. The property is ideal for companies seeking to bring together their operations into one single hub or businesses seeking to relocate and better position their headquarters.”
Bragg isn't exaggerating. The office space, which is centrally located within the 236-acre business park, is not only the largest office space in East Tampa—it's also second largest available office space in the entire Tampa metropolitan area.
JLL and ownership already have a strategy in place: teaming up with the Tampa Hillsborough Economic Development Corporation (EDC) to attract prospective tenants to the building. The agency provides relocation services to domestic and international companies looking to grow their business in Hillsborough County. As JLL sees it, the office space is ideally suited for a new-to-market company looking to enter the Tampa, or an existing company seeking to expand or move within the region.
“Any time a large amount of contiguous class A office space become available, it presents an opportunity for our community,” says Rick Homans, president and CEO of the Tampa Hillsborough EDC. “Given our current momentum, and the growing level of interest in Tampa Bay, we look forward to using this property as an additional tool in our economic development efforts.”
With this strategy, the office space may not stay on the market long. Plenty is attractive about 8800 Hidden River Parkway. The Associated Builders and Contractors gave the building its “Excellence in Craftsmanship Award.”
The office property has a robust technology infrastructure, on-site property management and a parking ratio of up to six spaces per 1,000 square feet. A three-story, sky-lit atrium with seating area, 130-seat auditorium, and scenic nature preserve with a boardwalk located behind the building, characterize the building.
Two hotels are also on site: The Courtyard by Marriott and the Hampton Inn and Suites, as well as several eateries including Starbucks, Lenny's Subs, Dunkin' Donuts, Wendy's, and Baskin Robbins. The property's location offers quick access to major thoroughfares, such as Interstate 75, Interstate 4, and Fletcher and Fowler Avenues. It's also close to the Tampa International Airport and the Tampa Central Business District.
