MIAMI—With competition heating up among landlords in Miami's urban core, one office tower is changing its name and adding a restaurant. Brickell Bayview Centre is know known as Brickell City Tower.

Located at 80 Southwest 8th Street, the 33-story office building sits in the heart of Downtown Miami's Brickell Financial District. The Miami office tower, which offers 287,000 square feet of space, continues to ink new leases. The landlord recently signed on another 34,800 square feet of office and retail space.

“This latest wave of new leases signed at Brickell City Tower points to its appeal among top-quality tenants who are drawn to the building's strong ownership and convenient location directly across from the Metrorail, Mary Brickell Village, and the new Brickell CityCentre project,” says Danet Linares, vice chairman of Blanca Commercial Real Estate, which represents the landlord. Brickell City Tower's current occupancy rate stands at 87%, with a tenant roster that includes The Beacon Council, the Consulate General of Japan, Chase Bank, law firm Rumberger, Kirk & Caldwell, law firm Thornton, Davis & Fine, and marketing firm Max Borges Agency.

Moye restaurant, leased ground floor retail space. Moye will be open for lunch and dinner with indoor and outdoor café seating available. Other new tenants include Inlingua language schools; the Woodlark Companies, a real estate investment firm; and Softbolt, a mobile technologies company. Meanwhile, the building's leasing team also completed lease renewals with global food import/exporter Lamex Food Group and engineering and construction company GLF Construction. Financial terms of the agreements were not disclosed.

“We are enthusiastic about the robust leasing activity we are experiencing at the tower,” Linares says. “We expect to continue to attract an increasing number of companies seeking office space in the Brickell Financial District with a broad amenity base as is uniquely provided by Brickell City Tower.”

Linares and Alexander Cahlin of Blanca served as exclusive leasing agents for Brickell City Tower, while Andres del Corral of Blanca represented Inlingua. Ryan Akerman of CBRE, represented The Woodlark Companies. Tony Jones of Cushman & Wakefield represented GLF Construction. The other leases did not involve co-brokers.

Brickell City Tower ownership is set to launch a full-scale capital improvement program in the second quarter of 2014. Planned upgrades include renovations to the building's common areas, as well as updates to the main lobby, restrooms, and tenant floors.

The building is walking distance to The Shops at Mary Brickell Village, Publix, and the mixed-use Brickell City Centre project, which is now under development. Although it's an older building, it does have its advantages.

For example, it is the only high-rise office building in the Brickell area that is located directly across the street from a Metrorail station—the Brickell Metrorail Station at Southwest 1st Avenue, which now provides rail access throughout Miami-Dade as well as to and from Miami International Airport. The building has earned LEED certification from the U.S. Green Building Council and received an Energy Star rating in acknowledgement of its energy efficient operations.
