WASHINGTON, DC—Brown Rudnick LLP has renewed its lease at The Homer Building, an East End office located at 601 13th St., NW. The law firm is taking 35,000 square feet in the 421,901-square-foot property.

At seven years, the renewal term is typical for what is still widely deemed to be a tenant's market. Joseph F. Ryan, CEO of the law firm says in a prepared statement that the firm is extending the terms of the lease through the new term for additional space. "We look forward now to occupying more space in The Homer Building and continuing to build on the depth and breadth of our practices in D.C."

Susan Thomas and Brittany Kalkstein of Cushman & Wakefield represented Brown Rudnick LLP and Wil Pace and Greg Tomasso of Akridge provided landlord representation.

The Homer building is a stately presence in a submarket populated with new buildings. It originally built in 1913 and then restored in 1990 by Akridge. It was, in fact, the company's first project in which it integrated redevelopment work with historic preservation. It has achieved Gold LEED certification.

An 80% partnership interest in the 421,901-square-foot property is under contract to be sold to entities controlled by

Mitsui Fudosan America acquired an 80% stake in the property $252 million in January 2012.
