WASHINGTON, DC—Boston Properties has completely filled 2200 Pennsylvania Ave., a 10-story trophy building in the CBD that delivered in 2011. The company made it across the finish line in admittedly small increments. The lease that filled the building was a 8,860-square foot expansion by an existing tenant, Vanda Pharmaceuticals. The lease before that was also an expansion of around 8,000 or so square feet by an existing tenant, Gregg Storrs, vice president at Boston Properties, tells GlobSt.com.
"Having a building that is 100% leased in this market is unusual," Storrs says. "So we are very pleased." That said, he adds, "2200 Pennsylvania is a unique building that is part of a larger complex that includes a Whole Foods."
2200 Pennsylvania is part of a 732,000-square-foot mixed-use development that is comprised of The Avenue, a luxury apartment building, and 50,000 square feet of high-end retail, including Devon and Blakely, District Commons, Burger Tap and Shake, Whole Foods, Circa, Sweetgreen, and Roti Mediterranean.
Cushman & Wakefield's Susan Thomas, Michael Katcher, and Theo Slagle represented Boston Properties in the transaction.
Other office tenants in the building include Hunton & Williams LLP, Vinson & Elkins LLP and Danaher Corporation.
