FALLS CHURCH, VA—Ground broke on Lincoln Property Co's and NVRetail's The Reserve at Tinner Hill, an upscale mixed-use apartment and retail development being developed here, earlier this week. The project calls for 224 apartment units and 46,000-square feet of retail space. The building will be located at the intersection of South Maple Ave. and Washington St.

The developers have secured Fresh Market as the grocery anchor for the retail component. The developers are aiming for LEED Silver Certification.

The project required some back and forth with the City Council, culminating last May with the developers being granted a special exception and a comprehensive plan amendment.

The City Council's approval of a special exception was required to allow residential uses on property zoned Business District, and to allow a 30 foot height bonus.

The comprehensive plan amendment changed the future land use map designation of the subject properties from "business" to "mixed use."
