LOS ANGELES—The Dinerstein Co. has broken ground on Millennium Woodland Hills, a $95-million development designed by Nadel Architects. The 827,544-square-foot property has 395 multifamily units and onsite parking.

"The building style is a bold modernist design with a bright red color scheme," Dale Yonkin, AIA, project director with Nadel Architects, tells GlobeSt.com. "We chose this design and color scheme to differentiate from the more conservative and traditional multi-family projects in Warner Center. Since the project is located on a very visible corner, we created a strong street presence through signature exterior elements at the corner buildings."

The property will consist of several four- and five-story buildings in a wrap-style design. Residential unitswill range in size from 864 to 1,500 square feet, and onsite amenities will be ample, including a fitness center, yoga room, business center and two swimming pools. The design also includes plenty of outdoor space through a 2,000-square-foot dog park and seven courtyards with outdoor living spaces, fireplaces and cabanas. "Our goal was to create a complex with a differentiating exterior design as well as special amenities," says Yonkin. "Particularly unique amenities are the multiple courtyards , each with a special landscape style and extensive amenities oriented out to additional communal areas." The building will target Millennial residents.

Once complete, developers expect the property will achieve LEED-Silver certification. All of the buildings have dual glass windows and rain water infiltration. Pools are heated with solar-powered heaters and landscaped grounds are drought tolerant. The building also has bicycle parking areas and recycle chutes. Nadel's project team includes project manager James Wilson, project planner Afsaneh Riahi, project designer Justin Dewitt, senior job captain John Yang and job captain Chen-I Lin.

The Dinerstein Co. recently opened the doors of a similar housing project in Marina del Rey called Millennium del Rey. The 196-unit complex features Smart Home Technology and has LEED-Gold certification.
