CAMPBELL, CA—A 27-acre property here, that was developed in 1971, is coming to market for the first time since 1999.

Equity Office is marketing the the Pruneyard, a mixed use property, which includes 253,000 square feet of retail, 365,000 square feet of office and a 171-room hotel.

The Silicon Valley Business Journal says the deal is likely to be one of the most closely-watched transactions of the year.

A marketing brochure from Eastdil Secured, which is handling the Pruneyard sale, highlighted "an irreplaceable mixed-use project in close proximity to some of the Silicon Valley's most affluent neighborhoods including Los Gatos, Saratoga, Monte Sereno, Cupertino and Los Altos."

The property features an 18-story office tower, and at one time the success of it's retail component was seen as a double-edged success as it drew businesses away from the Campbell's downtown.
