NEW YORK CITY—CBRE has landed the agency for 55 Broadway, GlobeSt.com has learned EXCLUSIVELY. The real estate services firm will turn the building into exactly what creative tenants on the space hunt seek, in anticipation of technology, advertising, media and information firms being the most likely renters.

After all, that's the primary nature of prospective Downtown space users today, Brad Gerla, EVP, tells GlobeSt.com. “That's what we're experiencing right now. Midtown tenants are looking Downtown and they're in that world.”

Led by Gerla, along with Peter Turchin, vice chairman, Zachary Freeman, SVP and Jonathan Cope, first VP, CBRE will create two pre-built spaces with high ceilings and an exposed brick appearance. The firm also will add 20,000 square feet of retail to the building, expand the lobby and upgrade elevators. Construction is slated to start later this summer, or in the early fall, and take about six months.

Built in 1983, 55 Broadway is one of Lower Manhattan's newer buildings, giving it appealing features even before the renovation, Gerla notes.

“It has relatively small floorplates which lends to full floor tenants. The space also is efficient because it's virtually column free. Each of the floors is wrapped around windows and has great exposure because it faces West on Broadway, providing views of the Hudson River.”
