ASHBURN, VA—Cooper's Hawk Winery and Restaurant has signed an 11,000-square foot lease to occupy a free-standing building at Belmont Chase, a 90,000-square foot retail center here under development that will be anchored by a 40,000-square foot Whole Foods. The project is being developed by an affiliate of Regency Centers.

The project is located intersection of Claiborne Parkway and Russell Branch Parkway and is slated to open in February 2015 and Cooper's Hawk will open in late 2015.

Next Realty's Andrew Rose and George Galloway represented Cooper's Hawk, while H&R Retail's Geoffrey Mackler and Bradley Buslik and Regency Centers' Jack de Villiers represented the landlord.

Galloway called Cooper's Hawk "one of the most innovative, exciting restaurant concepts in the United States."

"It combines four businesses under one roof: an upscale dining restaurant with a terrific chef-driven menu; a beautiful full service bar; third, a private barrel aging room for larger parties, corporate outings and special events; and a world class Napa-style tasting room, retail gift store and chocolatier."

One strategy Regency Centers has been using to upgrade its retail centers is to bring in innovative and different restaurant and dinning experiences—a strategy more and more brick-and-mortar retail centers use to compete against e-commerce.

Cooper's Hawk will also produce more than 260,000 cases of its own wine for 2014. The company ships grapes shipped weekly from vineyards in California, Oregon, Washington and Michigan to its suburban Chicago wine production facility.

Cooper's Hawk also serves as a great complement to the Whole Foods anchor, Rose noted—which is also establishing its first store in the submarket with Belmont Chase.
