ANNANDALE, VA—AvalonBay Communities Inc. has assembled the rights to 10 key parcels in Fairfax County that will allow the Arlington, VA-based multifamily developer to build a 251-unit apartment building at the site in Baileys Crossroads.

Avalon is in the approval process and will require a zone change to move forward with the development that Fairfax County Supervisor Penny Gross describes as a “pioneer project,” according to the Washington Business Journal.

The 7.4-acre site contains a mix of auto service centers, industrial lots, a shuttered restaurant, a county shelter and a temporary county fire station that are currently owned by three different parties.

AvalonBay has proposed a five-story 251-unit multifamily building fronting Columbia Pike and five townhouses along Moncure Avenue. As part of the proposal, AvalonBay will set aside land for a 125,000-square-foot elementary school, athletic fields and new street infrastructure.
