ALEXANDRIA, VA—The Department of Defense has renewed 606,575 square feet at Hoffman Tower II, an office building owned by the Hoffman Co. in Hoffman Town Center. Newmark Grubb Knight Frank's Brendan Owen and Scott Johnston represented owner and CBRE repped the tenant.

The renewal is the largest in the DC area for the year, to date, as well as one of the top five in the region in the last five years, according to Owen. "The Department of Defense has occupied the site for more than 30 years, and more recently has modernized the building, including energy efficiency upgrades," he said in a prepared statement.

Hoffman Town Center is the site of the new headquarters of the National Science Foundation, another mammoth-sized government lease here, or prelease in this case. USAA Real Estate Co. purchased the 2.03-acre development site for that project this April.

Activity in general is stepping up at Hoffman Town Center and the Carlyle submarket of Alexandria in particular. Hoffman Tower I's renovation recently delivered sporting a new façade, lobby, HVAC system and conference center. Owen reported "a great deal of interest" in the space. Owen is also marketing a multifamily parcel in the center known as Block 11, where grocer Harris Teeter has committed to the retail component of the proposed development.
