HENDERSON, NV—Berkadia has completed the sale of The Edge at Traverse Point, located at 1311 Wigwam Parkway in Henderson.

Carl Sims, Nick Ingle and Angela Powers-Armstrong of Berkadia's Las Vegas office represented the seller in the transaction. The Edge at Traverse Point sold for $43 million on July 25. The sales price reflects a per-unit price of $145,270 or $135 per square foot.

The seller was LV Wigwam LLC of Las Vegas. The buyer was 1131 Wigwam Parkway LLC of Irvine, CA The seller was a merchant developer. The new owner targeted the asset due to the new, high-end construction.

Built in 2013, the 296-unit property features one-bedroom, two-bedroom and three-bedroom floor plans, and is situated on 15.6 acres of land. Additionally, the class A-property amenities include two resort-style pools with cabanas, spa, barbeque grills, outdoor fire pit, complimentary bicycle service, electric vehicle charging station, e-lounge business center, crafting hutch, movie theater with stadium-style seating and 24-hour fitness center with classes and water and towel service. Each unit offers granite countertops, modern appliances, private balcony, faux-wood flooring, ceiling fans and washer/dryer.

The community is close to Interstate 215, providing residents access to the entire Henderson area. The Edge at Traverse Point is less than three miles from Cornerstone Park, Arroyo Grande Sport Complex, Galleria at Sunset and Dragon Ridge Country Club. Top employers in the immediate areas include Amcheck Inc., Harrah's Entertainment, Medco Health Solutions, St. Rose Dominican Hospital, Agribiotech Inc. and Aquapro.
