MIAMI—Saying the Southeast Financial Center is on law firm leasing roll would be an understatement. The 1.225 million-square-foot tower is known for attracting law firms and just inked another significant renewal and expansion.
Global law firm DLA Piper has signed a long-term lease renewal to expand its office space by 22,500 square feet. The firm is taking down the 24th floor of the Downtown Miami office tower.
DLA already leases the 25th floor, bringing its total occupancy in the building to 45,134 square feet. The firm, which has 4,200 attorneys in more than 30 nations, signed its first lease in Miami at the Southeast Financial Center in 2011.
“The expansion of DLA Piper within the building is indicative of the economic improvement that has been taking place in Miami, as professional services firms have expanded into the market over the years and continue to experience healthy growth,” says Donald Cartwright, senior vice president with JLL. Cartwright and JLL vice president Nicole Vassilaros are the exclusive leasing agents for Southeast Financial Center.
Legal firms are demanding the most office space of any industry in the Miami-Dade market, according to JLL. Healthcare firms run second.
“Competition for premier office space in Downtown Miami is increasing, and in response, DLA Piper acted quickly on the opportunity to further expand within Southeast Financial Center in order to meet current and future space requirements,” says Cartwright. Located at 200 South Biscayne Boulevard, Southeast Financial Center is home to 26 law firms, 14 of which are listed on the 2013 National Law Journal list of top 350 law firms.
