FALLS CHURCH, VA—Fougler-Pratt of Rockville, MD is proposing to replace a vacant Baileys Crossroads office building with a multifamily project that could include as many as 500 apartments.

The 169,000-square-foot office building at 5600 Columbia Pike was acquired by Government Properties Income Trust in 1996 for $13.5 million. Until 2011, it was occupied by the Defense Information Systems Agency, which relocated to Fort Meade in Maryland's Anne Arundel County.

Foulger-Pratt's plans call for retaining the 400-space, above-ground parking garage on the property, which sits near the planned $335 million, 4.9-mile Columbia Pike streetcar line that will connect Skyline in Fairfax County with Pentagon City in Arlington, according to the Washington Business Journal.

The Fairfax County Board of Supervisors has initiated a comprehensive plan amendment to allow for residential development at the four-acre parcel located at the intersection of Columbia Pike and Carlin Springs Road.

Local officials say the property is under contract to a buyer that wants to knock down the building and build a new apartment project. However, they would not identify the buyer. See story in the Washington Business Journal.
