UPPER MARLBORO, MD—A quiet tug-of-war occurred between Price George's County and a Northern Virginia submarket over the relocation plans of two corporate headquarters, with PG County emerging the winner. That is the backstory behind the recent sale of 8300 Pennsylvania Ave. here on behalf of Murry's Inc., a frozen food manufacturer.
Chesapeake Real Estate Group LLC and Thompson Creek Window Co. purchased the 180,000-square-foot building for $8.7 million. A new 120,000-square-foot headquarters facility for Thompson Creek will be developed on the 18-acre site.
Transwestern's Mark Glagola and Ken Marks, along with former Transwestern agent Bob Filley, represented Murry's in the transaction.
Murry's subsequently leased new headquarters space at 7852 Walker Dr. in Greenbelt. Transwestern's Susan Kay and Mark Boyce represented Murry's in the 3,800-square-foot lease.
"Both companies were being wooed by most of the jurisdictions around the area," the source tells GlobeSt.com. The decision came down to remaining in the submarket or moving to a location in Northern Virginia. "The state and the county then stepped up big time," the source says.
