WASHINGTON, DC—Consulting firm The Hill Group is looking to relocate its headquarters from Bethesda to a small parcel of land on 12th Street NW here.

The company acquired 1017 12th St. NW in late 2012 for $2.3 million and now has plans before the Board of Zoning Adjustments to build a 10-story, 105-foot tall office building. A major issue for the project is the small lot size, just 25 feet wide and 50 feet deep.

The Hill Group is hoping to build a new office building at the site and relocate its staff of approximately 70 workers from its current headquarters at 6903 Rockledge Drive in Bethesda.

The company states in its filing with the Board of Zoning Adjustments, "As evidenced by the several years of vacancy at the property, the property would be unattractive to a typical profit-driven developer. The applicant is uniquely positioned to enhance the long vacant property with a wonderful new building in character with the neighboring large office buildings. As both the owner and occupant of the property, the Hill Group's desire to relocate to Washington, D.C., outweighs the known challenges associated with redeveloping the property."
