BAKERSFIELD, CA—Roll Real Estate Development LLC, the commercial real estate development division of Roll Global, recently broke ground at CrossRoads Business Park.
The new master-planned business park will offer build-to-suit or speculative office, retail, medical and light-industrial facilities for lease or sale on land parcels ranging from 1.5 to 16 acres. CrossRoads is located in Southwest Bakersfield on Young Street, between Harris Road and Panama Lane.
CrossRoads Business Park has direct access to highway 99, I-5, Gosford Road and District Boulevard, and offers future tenants prime visibility and superb access to a diverse base of consumers. Initial plans call for the Park to be developed in multiple phases with retail spaces from 3,500-7,800 square feet, office buildings from 4,500-21,000 square feet, and single and multi-tenant industrial spaces from 8,800-117,600 square feet; however, alternate plans under a build-to-suit scenario would permit development of buildings larger than 100,000 square feet.
“This is a uniquely diverse project because it will be the only park in the Southwest area to offer industrial product,” said Wayne Kress, principal at Pacific Commercial Realty Advisors. “As a continuation of a very successful string of developments, it will not only bring availability to the area, but it will cater to business needs of local and national companies.”
CrossRoads Business Park is bordered to the north by a large retail and services park that includes companies such as Walmart, Cintas, Farmers Insurance, GE Oil & Gas, Chase bank, Buffalo Wild Wings, Starbucks and more. The park is surrounded by new residential communities including Silver Creek, Park Avenue and Bridle Creek.

International architectural design firm Ware Malcomb has master-planned the site in conjunction with Ridge Landscape Architects, a commercial design and planning firm based in Irvine, California. The project will be marketed by Pacific Commercial Realty Advisors, a division of Cushman & Wakefield, based in Bakersfield.
This is the third park in the greater Bakersfield area that Roll Real Estate Development is actively developing. Additional parks include Paramount Logistics Park, a 1,625-acre industrial project that is home to Target, American Tire Distributors, Ross Dress for Less and has more than 3.3 million square feet of distribution space currently under construction, and North Meadows Business Park, a 180-acre industrial park that is home to United Rentals, Precision Pump, Schlumberger and Advanced Industrial Services.
