DENVER—Ballard Spahr advised the Gates Corporation on the recent sale of its historic 41-acre former Gates Rubber plant site near Interstate 25 and Broadway to Frontier Renewal. This transaction, which was highly complex due to environmental sensitivities, is the latest one the firm handled for this parcel for the Gates Corporation.

Frontier Renewal is a brownfield redevelopment company that purchases and redevelops environmentally challenged real estate. It plans to complete remedial cleanup of the site near Interstate 25 and Broadway Street, one of Denver's few remaining infill parcels near downtown, and prepare it for future redevelopment.

The attorneys from Ballard Spahr's Real Estate Group who worked on the transaction included Beverly J. Quail, Alicia B. Clark, and Kerry O'Neill. Ballard Spahr also handled the previous sale of this site and another parcel to Cherokee Denver in 2001, which was reacquired by Gates from Cherokee Denver after its development did not go forward. The firm also managed the sale of several other large parcels on the east side of Broadway, including the site of Gates' former headquarters, and the lease in 2002 for their new corporate headquarters in downtown Denver.
