FORT MYERS, FL—Jacob Properties has sold the medical office building at 12600 Creekside Lane here to an out-of-state based national medical office investment group for $4 million.
Jim Tamblyn, CCIM, and William Mankin of Colliers International Southwest Florida represented the seller, Jacobs Properties, LP. The buyer of the 24,174-square-foot property is Fort Myers Creekside MOB LP.
“Low interest rates and less restrictive lending terms are creating greater value in stabilized office investment properties in Southwest Florida,” says Colliers' Mankin. “This has caused investors to seek out quality properties rather than the 'value-add' or 'by-the-pound' investments that have dominated local asset purchases in recent years.”
A single credit tenant under five separate leases will continue to fully occupy the multi-tenant properly at 12600 Creekside Lane, Colliers officials state.
“With four years remaining on the current leases and a strong likelihood of tenant renewal in a majority of the space, the buyer was attracted to the multi-tenant property for its stabilized cash flow, strong tenant and overall quality of asset,” Tamblyn says.
