BALTIMORE—In the eleven months since Los Angeles-based Laurus Corp. acquired the Charles Center South, the company has added 48,000 square feet of new tenants or renewals. The latest is Madison Cloud IT Solutions, which just signed a lease to occupy the 23rd floor of the building at 36 South Charles St.

Cassidy Turley has been representing the company as it inked contracts with Kumi Construction Management, The Law Offices of Peter T. Nichol, and other tenants.

There is about 67,935 square feet of space available in the 25-story, 318,766-square foot building, according to Cassidy Turley's website, at an asking rate of $23 per square foot.

Laurus has invested in a capital upgrades program in the building. making improvements to the lobby and common area upgrades, elevator modernization, roof replacement, and infrastructure improvements. When Laurus bought the building last year CIO Austin Khan told GlobeSt.com that the plan was to reposition the property and turn it into a "very strong" class A office building.

That is one reason for the lease activity no doubt; another is the mixed-use development of the former Morris Mechanic Theatre that is just one block away, according to Cassidy Turley's Matthew Seward. That building is being redeveloped into high-end apartments and retail. "The transformation of Downtown Baltimore into a live-work-play environment is taking shape, and 36 S. Charles is right in the middle of it," he says.
