WASHINGTON, DC—The District of Columbia Housing Authority Board of Commissioners has selected the MRP Realty/CSG Urban Partners team as its developer for the DCHA Headquarters at 1133 North Capitol St., N.E.
“The most important thing about this redevelopment is that we will be adding affordable housing units where they currently don't exist,” says Housing Authority chairman Pedro Alfonso. “We will work with the MRP Realty/CSG Urban team and other city partners to finance as many units for low- and moderate-income families.”
The redeveloped site in NOMA will include office, residential, and retail space. DCHA's headquarters, bounded by North Capitol Street, M Street, a parking lot about 420 feet from North Capitol Street, and Pierce Street, translates to more than 1 million gross square feet of developable property due to transferable development credits and permitted density.
“DCHA looks forward to entering into discussions with the MRP Realty/CSG Urban team to create new, energy efficient, vibrant housing communities, but also to create a better business environment for our customers and staff,” says Adrianne Todman, DCHA executive director. “MRP Realty/CSG Urban has expressed to us that they share our goals and vision for this site.”
Development teams were invited in an RFP to submit concept plans for a new DCHA headquarters; a mixed-use residential component; a 46,000-square-foot off-site client services building; temporary office space; and additional funding for the undeveloped land on the nearly 107,000-square-foot property.
The MRP-CSG Urban team bested CityInterests and CIM, the JBG Cos., Republic Properties and WC Smith, and Akridge and Capstone, according to the Washington Business Journal.
The Housing Authority says the selection panel chose the MRP Realty/CSG Urban Partners-led team based on their project concept and development plan; financial plans; offers and considerations to DCHA; Section 3 resident training and hiring plan; and the equity, development, subcontracting participation with combined, disadvantaged, or small business enterprises.
The MRP Realty/ CSG Urban Partners team is also comprised of MidAtlantic Realty Partners, LLC;; Taylor Adams Associates; Habitat for Humanity; Audubon Enterprises; Buzzuto Management; Hord Coplan Macht; Blue Skye Development and Construction; and McCullough Construction, LLC.
