MIAMI—Pipeline Workspaces is moving deeper into Miami's alternative office space scene. The shared workspace concept is opening its third US location—and its second in Greater Miami—in Coral Gables.
Dubbed Pipeline Gables, the alternative workspace targets entrepreneurs, start-ups, lawyers and international business executives. The company leased a full floor spanning about 14,000 square feet at 95 Merrick Way, an office complex located at the gateway to the Coral Gables Financial District.
“Pipeline is built on the theory that diversity positively impacts success,” says Todd Oretsky, cofounder of Pipeline. “Geographic diversity draws people with different networks and expertise and being a member of Pipeline gives you one degree of separation from anybody else within the community, while serving as a catalyst to further grow the city's business community.”
Why Coral Gables? Pipeline chose the city, in part, because of its status as an international business hub. Coral Gables is home to Latin American headquarters, over 20 consulates and government offices, more than 140 multinational corporations, as well as many national and international financial institutions. The Kellogg School of Management at Northwestern University is a tenant at 95 Merrick Way.
“The shared workspace concept model evolved from the executive suites office model to become more of a mix of social and business gathering for a group of independent entrepreneurs who benefits from collaborative work,” Danet Linares, vice chairman at Blanca Commercial Real Estate, tells GlobeSt.com. “At the same time, Downtown Miami is beginning to see a wave of larger-scale and independent shared workspace companies such as Pipeline, Quest Workspaces Suites and Your Executive Suite.”
Pipeline is doing something a little different at its Coral Gables location. Beyond its shared workspace and private offices, the company is offering a mediation center that caters the attorneys. Spaces will include open work areas starting at $200 per month and private offices starting at $600 per month, as well as conference rooms for companies to hold off-site team retreats. Members will also have access to all Pipeline locations, a social lounge and free gourmet coffee and teas.
Pipeline Gables will have signage on top of the building and will occupy the full third floor of the seven-story office complex owned by USAA. Pipeline opened its first location nearly two years ago in Miami's Brickell Financial District and will open a 22,000-square-foot location in Philadelphia in December.
