The ease of financing comes from a recent partnership formed between Colony American Finance and Auction.com, which GlobeSt.com reported in an earlier story. The two formed the partnership following Colony's $165-million purchase of a portfolio of acquisition lines secured by single-family homes from Archetype Credit Opportunity Fund.

“The good news for people who have been interested in buying properties from Auction.com is that there are now more states where they will be able to get financing for these types of properties, and there will be an ease factor in having the lending program integrated into our website,” Sharga tells GlobeSt.com. “Financing will be easier and funding will be more available to more investors in more places.”

Financing options through Colony will be available directly through Auction.com's website, and is available specifically for those investors purchasing homes to then rent out. “It is as simple but as important as that,” says Sharga. “From our perspective, it is really important to have capital for as many investors in as many locations as possible. We think that Colony is an ideal partner because they obviously have quite a bit of capital to lend, but beyond that they are also very familiar with the single-family rental space, so their products are suited for those types of investors.”

Colony was a perfect fit for the partnership because they have both a large availability of capital as well as a vast knowledge of the single-family rental market. “Colony has a well-established track record of being able to raise large amounts of capital to apply to these sorts of opportunities, and they have been one of the largest players in the single-family rental initiative; so, they are uniquely well positioned to work with investors who are buying those types of properties and to have the right kinds of loan products for these types of investments,” says Sharga, who adds that the company's reputation was also a plus. “It is important to us that we are dealing with companies who have a great reputation,” he says.
