WASHINGTON, DC—Law firm Wilkinson Barker Knauer is relocating its Washington, DC, office to the 8th floor of 1800 M St. NW's North Tower.

The firm will occupy 33,723 square feet of the recently renovated CBD building, owned by Prudential Real Estate Investors on behalf of institutional investors. Savills Studley's Gary Stein, Ben Plaisted, Jon Glass and Greg Scheipers represented Wilkinson Barker Knauer in the 12-year agreement.

Wilkinson Barker Knauer had three years remaining on it current lease expiration at 2300 N Street NW. The company was advised that relocating without incurring additional liability was a possibility and would solve its space deficiencies, according to Paul Sinderbrand, chair of WBK's Leasing Committee. They will occupy the space in October 2015.

This summer the building gained another occupant--Berkeley Research Group, which announced its own lease at 1800 M St. last year for 58,602 square feet.

The 11-year lease term began July 2014.

Cassidy Turley's Eli Barnes, who represented Prudential along with other colleagues in this transaction, cited PREI's repositioning as a factor in attracting such premier tenants as Berkeley Research Group.

The 10-story, 585,000-square-foot office building was originally constructed in 1975. PREI renovated the HVAC system, lobbies, fitness center, roof top terrace, elevators, restrooms and common areas.
