WASHINGTON, DC—Research Triangle Institute has signed a renewal and expansion lease totaling 34,264 square feet at One Metro Center, a 421,235 square foot building located in the heart of Penn Quarter, GlobeSt.com has learned exclusively.

The research firm is taking an additional 5,108 square feet to add to its 28,691-square feet to accommodate its growing team. Asking rents for the space were approximately $44 per square foot.

Brokers in the deal included Randy Harrell of CBRE, who represented the owner, Jamestown. Dan Rasmussen of DTZ represented the tenant.

VIRGINIA BEACH, VA—Bainbridge Cos. has acquired Woodshire Apartment Homes, a 288-unit garden-style apartment community here, for $33.6 million. ARA Mid-Atlantic's Mike Marshall, Drew White and Wink Ewing brokered the sale of the class B asset.

MERRIFIELD, VA—KBS REIT II has inked 40,067 square feet of new and renewed leases at Willow Oaks Corporate Center. The tenants are ATSG Corporation, Dynamis, Inc., Great American Restaurants, The Irrigation Association, and Direct Holdings Global. Willow Oaks Corporate Center, which is made up of three buildings, has been undergoing extensive upgrades to the common areas, exteriors and lobbies. Steve Hoffeditz, Ed Clark and Wes Evans with Newmark Grubb Knight Frank represented KBS REIT II on the leases.

TYSONS, VA—Washington Property Co. secured four tenants for its building at 8618 Westwood Center Dr., totaling 32,649 square feet. The new leases and renewals bring the building 92% occupancy. EDGE Commercial Real Estate brokered the deals.
