WASHINGTON, DC—The long awaited redevelopment of Reservation 13 by the Stadium-Armory Metro Station appears to be at hand. The administration of Mayor Vincent Gray has submitted resolutions to the DC Council that declares two lots on the Hill East site surplus and authorizes the sale of the parcels to a joint venture of Donatelli Development and Blue Skye.
The sale price of the lots is $10, according to the Washington Business Journal. The Donatelli-Blue Sky venture will redevelop the lots into two apartment buildings totaling 354 units (106 affordable), up to 40,000 square feet of retail and 222 parking spaces. The development plan also includes a public village square adjacent to the Metro.
Chris Donatelli, president of Donatelli Development, says of the mayor's resolutions to the council, "It's been a long time coming but I do think it's an important step. This is the first time the city has ever gotten to the point of entering into an LDA with a developer for that Metro station."
The term sheet with the city provides that Donatelli and Blue Skye will complete construction drawings by December 2015, start construction by May 2016 and complete the development by December 2018. See story in the Washington Business Journal.
