HOUSTON—The under-construction Town Center I office building has gained two new tenants: Microsoft has leased 40,589 square feet and Altus Group Ltd., a commercial real estate consulting and software company, has leased 27,194 square feet.

The 253,714-square-foot office building is located at 700 Town & Country Blvd. in west Houston. A Moody Rambin development, the building is currently 30 percent pre-leased and will be completed by the end of this month. Microsoft is building out its space and will begin to move in August 2015; it will consolidate its regional office and technology center in the new location. Bob Cromwell and Kevin Nolan of Moody Rambin represented the landlord and Joseph Peddie and David Guion of Cushman & Wakefield represented Microsoft in lease negotiations.

“Growing Houston companies, including tech, health care and financial services firms, require new class A buildings to improve efficiency and to retain and recruit employees,” Dan Moody III, principal and managing director of Moody Rambin, told GlobeSt.com. “These firms specifically look for new construction in a mixed-use, walkable environment. Town Centre fulfills these prerequisites and has the added benefit of its location at the intersection of two major freeways, Interstate 10 and the Sam Houston Parkway, which is epicenter of west Houston.”

Altus Group also plans to consolidate offices in the location for its ARGUS Software subsidiary, a global provider of software and solutions for analyzing and managing real estate investments and for its Research, Valuation and Advisory group.

“We like the Town Centre location as it provides easy access to freeways, the downtown core and the airport,” Barry Eisen, executive vice president of Altus Group, told GlobeSt.com. “The area is shaping up to be a hub for both office and retail, and the central location was convenient for virtually all our staff in the Greater Houston area.”

Town Centre I is part of the future 403,714-square-foot Town Centre complex which will include two office buildings, a 1,390-car parking garage and a new 21,000-square-foot, state-of-the-art community theater/auditorium for the Queensbury Theatre, formerly Country Playhouse, a theater group operating at the site since 1981.

The property is located on 4.6 acres in the middle of the 2.2-million-square-foot Town & Country Village lifestyle center and CityCentre mixed-use complex. The development is immediately accessible to Interstate 10/Katy Freeway and the West Sam Houston Parkway. Town Centre I features 27,194-square-foot floor plates, a two-level stone and wood lobby, energy-efficient construction and building systems, and all-weather access to the parking garage. The building is designed to be LEED Gold-certified by the U. S. Green Building Council. 

A second, eight-story, 150,000-square-foot, class A office building, Town Centre II, is planned for future development. Kirksey Architecture is the architect for Town Centre I. Gilbane is the general contractor. Frost Bank is providing construction financing.
