MIAMI—Airport Corporate Center, one of Miami's largest suburban office parks, is reinventing itself. The 1 million-square-foot, 11-building office park in Miami's Airport West submarket is now called The Landing at MIA.
The rebranding effort is CBRE Global Investors' (CBREGI) first step to reposition the asset. CBRE Global is also rolling out a $17 million capital improvement program and its exclusive tenant services program, known as 5-Star Worldwide.
“CBREGI's approach to tenant services is like nothing the Miami business community has ever experienced before,” Diana Parker, senior vice president of CBRE, tells GlobeSt.com. CBRE plans to raise the park's occupancy from its current 78% to over 90% in the next six months.
“A new kind of workplace experience just landed in MIA. This is CBRE Global Investors' first foray into Miami's suburban office market so they are distinguishing themselves by offering tenants an unparalleled business experience and an unmatched suite of services.”
Designed by architect G3, a new 5-Star Worldwide conference facility and wellness center is set to come online in 2015. CBRE is positioning it as the “crown jewel” of The Landing at MIA's renovation. Plans also call for a full-time manager offering tenants concierge service, an electronic portal connecting tenants to property services, and membership at 5-Star business centers in cities across the US and Europe.
“Our goal is to create a culture dedicated to providing our clients with an unparalleled tenant experience,” says Mark Zikakis, senior managing director at CBRE Global. “The Landing at MIA offers completely reimagined ways for tenants to connect, innovate and engage at work.”
Architecture firm RTKL developed a new master plan for the property that includes enhanced landscaping, “sense of arrival” park entry features, event pavilions and walkable outdoor areas that work to offer pedestrian connectivity throughout the park. RTKL also designed new building facades on most of the office buildings and reimagined office interiors with a mind toward attracting high-tech companies. Infrastructure upgrades, campus-wide high-speed WiFi, and complimentary shuttle service throughout the park, as well as shuttle service to and from Miami International Airport, are also in the works.
The Landing at MIA features two class A office properties, two class B office buildings, four single-story office buildings, one warehouse and a 5.5-acre developable parcel of land on a 50-acre campus. CBREGI acquired the asset in Oct. 2014. The CBRE leasing team includes Parker, Richard Bamonte, and Janette Driggers. CBRE's Lisa Jesmer, Suzanne Russo, and the newly-appointed 5-Star manager, Marilen Marnett, lead property management.
