HARMANS, MD—Trammell Crow Co.is set to break ground on the long-delayed project at the Emerson Electric Co. manufacturing site.
Trammell Crow had originally sought to engage in a sale/leaseback on the 25-acre site at 7565 Harmans Road, but the project suffered delays due to the discovery of ground contamination in 2012. Emerson has since decided to relocate its sales and engineering functions out of the factory building, according to the Baltimore Business Journal.
The plans call for the demolition of the current manufacturing building to be replaced by two new buildings totaling 291,000 square feet.
"It's been a long journey," says David Neuman, a principal at Trammell Crow's Washington, DC office. "I don't think anyone realized the complexity of the cleanup. But candidly, since we had control and contracted the site, the market has exhibited really positive fundamentals so it's great to break ground with this timing."
