WASHINGTON, DC—Carluccio's just inked its second lease in the Washington DC area, at Federal Realty's Pike & Rose project in North Bethesda.

Geoffrey Mackler and Bradley Buslik with H&R Retail represented the U.K.-based chain for the 4,559 square feet in which it will open its Italian cafe, restaurant and market concept.

H&R Retail also represented Carluccio's in its first U.S. lease in Old Town Alexandria. Now the company is searching for a third location in the area—most likely an urban site in Downtown DC, Buslik tells GlobeSt.com.

The chain did its due diligence on the US restaurant market, considering several cities including Boston, Chicago and Dallas. It opted for DC as its first point of entry for several reasons, Buslik says.

"Overall they found this was the best opportunity --- there is food appreciation here and the market demographics translated well to what they experienced back home."

Also, the DC area has the same "feel" as the cities in which Carluccio's is already doing well, Buslik continues. "They like, for instance, low to mid-rise buildings, which is hard to find in Manhattan, for example."
