LOS ANGELES—When it comes to the industrial market, bigger is better, according to Lang Cottrell, regional director at Goodman Birtcher. We recently caught up with Cottrell at the RealShare L.A. conference to talk about Goodman Birtcher's development interest in San Bernardino County, where it has been very active. In this exclusive video interview, he tells us about:

-       The drivers in the San Bernardino County market

-       The developer's pipeline in the market

-       What property types and amenities are attracting tenants

At the conference, Cottrell spoke on the economic outlook panel, where he had a rosy but realistic look at the future. “From our perspective, we have a good pipeline to work through. Most of what we bought, we bought a couple of years ago, and we're working through that. The big picture is rosy, but market specific: there are supply constraints and consistent demand. Stick in key markets and be disciplined in building—there is risk in secondary and tertiary markets.”
