SAN DIEGO—Projects like One Paseo notwithstanding, some areas of San Diego welcome development, and working within them is much easier, Coldwell Banker Commercial Sudweeks Group's president Brandon Sudweeks tells GlobeSt.com. We spoke with Sudweeks exclusively after the announcement of Allen Nunez, who specializes in land entitlement, joining the firm as founding partner and industrial real estate specialist.
GlobeSt.com: What will Allen Nunez strive to accomplish in his new role with the firm?
Sudweeks: Allen will be responsible for assisting with management and strategic growth of the entire organization.
GlobeSt.com: How is land entitlement changing within the San Diego market?
Sudweeks: It continues to get more complex, more time-consuming and more complicated. Projects are typically highly scrutinized before given any consideration.
GlobeSt.com: Are there certain sectors or property types for which the land-entitlement process is smoother and quicker?
Sudweeks: All projects provide their own layers of complexity, and I wouldn't say that one product type is any easier than another. Some cities—typically the outlying inland cities—in San Diego County are pro-development/pro-growth, and working in these cities is much easier and projects are typically streamlined as long as they are conforming.
GlobeSt.com: What else should our readers know about land entitlement?
Sudweeks: You can be far more effective and efficient when you put together a qualified and experienced team. I would highly recommend using the right consultants to help you with any new entitlement project.
