COSTA MESA, CA—High-end finishes, all inclusive amenities and the ability to use high-tech devices are must-haves for Costa Mesa multifamily projects, Legacy Partners Residential Inc.'s senior managing director Timothy O'Brien tells GlobeSt.com. After the firm's recent acquisition of the 580 Anton Blvd. site here, we spoke exclusively with O'Brien about its plans for a 250-unit luxury apartment build as well as the multifamily development market in this area of Orange County.

GlobeSt.com: What makes this area of Orange County particularly attractive for multifamily development?

O'Brien: Located right in the heart of Orange County's cultural, financial and fashion epicenter near South Coast Plaza, this site is one of the most prominent sites in the area. Easy access to the 405, 55 and 73 freeways, minutes from John Wayne Airport, 7 miles to Newport beaches and centrally located to Irvine make this an attractive place in which to live.

GlobeSt.com: What will the 580 Anton Blvd. multifamily project offer that is not currently being offered in the submarket?

O'Brien: Residents will have the ability to walk to South Coast Plaza and Town Center office buildings and restaurants and attend performances at the Segerstrom Center for the Arts. 580 Anton will have class-A amenities, luxury finishes and art-inspired spaces. Proposed amenity spaces include concierge entry, grand salon with wine bar, fully fitted clubhouse with kitchen, game room, multiple business centers, dog wash and a fitness center overlooking a lake view, massage room and yoga studio.

GlobeSt.com: What other projects do you have in the works?

O'Brien: We have a $750-million pipeline of development and renovation projects in Southern California and Arizona.

GlobeSt.com: What else should our readers know about luxury multifamily development in this market?

O'Brien: It needs to appeal to the target market. Customers are looking for apartments that offer high-end finishes, all-inclusive amenities and incorporate the user of high-tech devices. Renters are savvy and sophisticated and expect developers to incorporate the latest design trends.
