DALLAS--Gaedeke Group LLC has unveiled the design of One Legacy West, 327,856-square-foot office building on an 11-acre site at the southeast corner of Sam Rayburn Tollway and Legacy Drive in west Plano.
Gaedeke's 14-story project will be the first multi-tenant office space to deliver in the $2-billion Legacy West, a 240-acre mixed-use urban development currently under way by Karahan Cos., KDC and Columbus Realty Partners. Gaedeke Group will break ground this summer and deliver the project in fourth quarter 2016.
"The diversity of the Legacy area gives us a unique opportunity to design and develop a concept that will compete on national and international platforms," Sabine Gaedeke Stener, CEO of the Dallas-based investment firm, said in a release. "Our benchmark was to create a high-quality office environment that's not only efficient and functional, but one that energizes and inspires."
One Legacy West, the first of two planned buildings on the site, will incorporate sustainability and emphasize tenant amenities and customer service. Surrounded on three sides by a reflecting pool, the class AA tower will feature a 25-foot white marble grand lobby, Destination Dispatch elevators, minimal columns in 25,679-rsf floor plates with 15-foot slab-to-slab ceiling heights and floor-to-ceiling glass. In-demand tenant amenities will include guest-hoteling stations, an outdoor terrace with transparent fireplaces and seating areas, a tenant lounge/game area dubbed "Off the Grid," Wi-Fi in common areas, a conference center, fitness center, electric car-charging stations and bike storage in the garage.
“We want to make sure our amenities will strongly appeal to GenX, Millennials and Baby Boomers alike,” Belinda Dabliz, vice president of leasing at Gaedeke Group, told GlobeSt.com.
Additional services include concierge service, courtesy shuttle service to Legacy-area restaurants and shops, on-site management and engineering service team, 24-hour security officer, car detailing/washing and shoe-shine services.
One Legacy West was designed to achieve a LEED Gold designation by Morrison Dilworth + Walls of Dallas. Austin Commercial will be the general contractor; Andres Construction, construction management; and Belle Firma, landscape architect.
Gaedeke acquired the land for the development earlier this year in an off-market transaction arranged by its president, Glenn Lickstein. The acreage is across the street from Toyota Corp.'s $350-million North America headquarters campus, adjacent to FedEx's planned headquarters project and within walking distance of Liberty Mutual Insurance Co.'s recently announced regional headquarters site that collectively will create 13,000 jobs and ancillary demand for high-quality office space.
