ELKRIDGE, MD—MXD Group is leasing 78,871 square feet at 6930 San Tomas Rd., a building in the Route 100 Industrial Park that traded several months ago to Boston-based TA Associates Realty.
This new lease in the 205,800-square foot office/warehouse distribution facility brings the building to 80% occupancy.
DTZ's Tilghman Herring and Jarred Testa represented TA Associates Realty, while CBRE's Ed Harris represented the tenant.
MXD Group is a door-to-door final mile delivery service, for white glove and retail replenishment services for home and business.
The two vacant spaces remaining are 37,000 square feet and 25,000 square feet. Both are end-caps, which include secured truck courts and trailer storage.
"MXD Group is a wonderful fit for this multi-tenant project," Herring said in a prepared statement. "They selected this building, in part, due to its immediate access to I-95 and the high dock door count."
TA Associates acquired the building last year for $12.5 million from Morgan Stanley in a value-add play. At the time it was 32% leased.
