COLUMBIA, MD—National Retail Systems has signed a lease for 122,044 square feet at the Gateway Commerce Center here.

The deal at 8700 Robert Fulton Dr. was announced by CBRE, which arranged the lease on behalf of Deutsche Asset & Wealth Management (RREEF). National Retail Systems, parent company to Keystone Freight Corp. and National Retail Transportation, will use the property to provide logistics support for TJ Maxx.

The lease deal was the second recent large industrial transaction at a RREEF property in the Baltimore area. In another deal also arranged by CBRE Group, RREEF inked a nearly 100,000-square-foot lease with an existing tenant at its Techwood Business Park at Baltimore Commons in Hanover, MD.

National Retail Systems wanted a secure site with 20+ dock high doors and 100 trailer drops, which was part of Gateway Commerce Center's appeal, said CBRE senior vice president Ed Harris in a prepared statement.

 Gateway Commerce Center also stood out, given the local land-constrained industrial market with a vacancy rate below 10%, he also said. CBRE's John Wilhide collaborated with Harris in the lease transaction with National Retail Systems.

Built in 1971 and remodeled in 1997, Gateway Commerce Center spans nearly 49 acres with a total of approximately 700,945 square feet of industrial space. The property's amenities include dock and drive-in loading, an ESFR sprinkler system, and 28-foot-to-50-foot clear ceiling heights.
