CHICAGO—The Chicago chapter of the Urban Land Institute has named the new Heartland International Health Center—Devon, a North Side primary care center developed by Three Corners Development Inc., as its 2015 Vision Award winner for Catalytic Development. Institute officials say HHC—Devon has provided the Rogers Park neighborhood with much-needed healthcare services and at the same time spurred further redevelopment.
“We are very pleased to be receiving this prestigious award from the Urban Land Institute, but even more excited to see the impact HHC—Devon is having on the community,” says Christopher Woods, president of the Orland Park, IL-based Three Corners. “It is tremendously rewarding to be able to align the needs of the community and real estate opportunity.”
The 10,129 square-foot, federally qualified health center located at the intersection of Devon and Lakewood opened in Fall 2014 and expanded access to primary care services in the neighborhood by more than 35%. When operating at full capacity, HHC-Devon officials estimate it serves 5,000 patients annually.
Furthermore, HHC—Devon serves as a “pebble in the pond” for the neighborhood. Following its development and construction, an additional $20 million in projects have been announced and are in varying stages in the approval and development process. Projects include a development at the northeast corner of Lakewood and Devon that will feature a high-end restaurant and 18 refurbished apartments.
HHC—Devon was also the first building of its kind to achieve LEED Platinum status from the US Green Building Council. Three Corners incorporated many LEED elements into HHIC—Devon including a geothermal HVAC system, a solar photovoltaic array system, recycled and repurposed materials, xerographic landscaping and high-efficiency lighting.
“This project has been a success on many different levels,” Woods adds. “Ultimately, we'd love to be able to replicate this type of project in other underserved markets that could achieve similar results.”
In addition to Three Corners and Heartland International Health Center, the project team included Madison Construction and MDT Architects.
