HOUSTON—MetroNational on Tuesday said it would develop a 240,000-square-foot office property within the northwest tract of Memorial City. CEMEX's US headquarters will anchor the six-story property at 10100 Katy Freeway.
MetroNational began assembling the 18-acre northwest tract in 1961 as part of a long-term vision to develop Memorial City as a “city within a city.” With 8.2 million square feet of mixed-use space on 265 acres, Memorial City is the company's largest project.
“The northwest corner is MetroNational's newest commercial development and the first step in expanding Memorial City north of I-10,” says Jason Johnson, president at MetroNational. “Similar to other Memorial City office developments, this building's proximity to Memorial Hermann, Memorial City Mall, the Westin and many restaurants will attract employees looking for great amenities.”
CEMEX has been a Memorial City tenant since 2005, and will take about 80,000 square feet on the second and third levels of 10100 Katy. The building's first floor will include about 15,000 square feet dedicated to retail, while the top three floors are available for pre-leasing.
Sue Rogers and Steven Heal of Cresa represented CEMEX in the lease. MetroNational provided in-house representation for the ownership.
